What Are Real Estate Settlement Services?

After you’ve secured a mortgage loan, you may notice a cost for “title fees” or “real estate closing costs” on the loan estimate. This is a blanket term to cover the settlement costs associated with closing on a house and includes:

  • Title search and examination: Our job as your settlement company is to scrutinize every detail of your transaction. Think of us as your ‘detectives.’ We will go back and closely examine court records and legal documents for the past 60 years to make sure there are no liens or unresolved claims on the property.
  • Title resolutions: If an issue arises during the title search and examination, we will work with you, your real estate agent, and all parties to ‘clean’ the title before the closing date.
  • Title insurance: Once the title is deemed clean, we will issue title insurance for both your lender and for you. Title insurance protects homeowners and lenders against ownership issues that may arise after closing. While lender’s title insurance is required, your owner’s title insurance is optional but recommended.
  • Document preparation: We will work with your lender, your agent, the seller, and with you to prepare all the documents needed for your closing date. Your designated closing agent will stay in touch with you during the document prep phase to keep you informed of any outstanding items needed.
  • Closing coordination: Once the paperwork is completed, we will coordinate schedules with you, the buyer, and the real estate agents to get a date on the calendar for closing. We will also take care of getting the checks, deeds, affidavits, and authorization letters from all parties ready for your scheduled closing date.
  • Final closing: As your settlement and title company, we will be there with you at closing to oversee the transaction. We will make sure everything is signed properly on the settlement statement and then collect funds, hold them in an escrow account, and disperse the funds on time to the seller.
  • Mortgage and deed filing and recording: The last step as your settlement partner is to file the deed and documents with the local county office. All you need to do now is head to your new home!
